Boiler servicing

Energy Performance Certificates
Do you need an EICR or EPC for a residential or commercial property?
Our dedicated Tribe of Electrical engineers, led by Gary Wheeler, holds National Inspection Council for Electrical Installation Contracting (NICEIC) qualifications and can efficiently provide –
- Electrical installation Condition Reports (EICRs) for landlords, home buyers & sellers
- EICRs For domestic & commercial properties
- Energy Performance Certificates (EPCs)
Who needs an EICR Certificate?
Private or commercial rental property owners: Landlords are required by law to have an in-date Electrical Condition Report, to ensure their property’s wiring and electrical systems are safe.
The EICR may also be referred to as the Landlord Safety Test, Electrical Safety Certificate or the Homebuyer’s Test.
Reports need to be commissioned once every five years, or more frequently if the current report stipulates an earlier date.
Business owners also need to commission an EICR test once every five years.
Private homeowners are advised to obtain a report every 10 years unless the property has a swimming pool, in which case annual electrical tests are recommended.
What does an EICR involve
During the inspection, a qualified engineer will check and test the Fuse Board (consumer unit) and inspect wiring & electrical accessories for any faults or deviations from the Wiring Standards.
Specific tests will be carried out inspect electrical installations, accessories and fittings for damage and wear and tear.
The main earthing and bonding/s will also be checked, along with identification of any exposed live wires that are a fire or safety hazard.
Implications for Landlords?
It is now a legal requirement for landlords to provide an in-date copy of the EICR to existing or new tenants.
The safety of electrical installations is the property owner/landlord’s legal responsibility. This covers installations and extends to any electrical appliances provided as part of the tenancy agreement.
This legal requirement starts when tenants move in and runs for the duration of the rental period.
Failure to comply, could result in fines of up to £30k and landlords’ insurance could be invalidated. Serial offenders, run the risk of incurring a banning order.
When is an EICR required for property sales?
The law requires an EIC if “notifiable” electrical works have been carried out since 2005.
Obtaining an EICR can provide peace of mind to buyers and having documentation to hand can speed up the selling process. Surveyors frequently recommend that an in-date EICR is included in pre-sale documentation.,
EPCs are required to comply with the Government’s Energy Performance of Building Directive (EPBD).
Using a grading system from A (most efficient) to G (inefficient), an EPC provides a record of a building’s energy efficiency levels and CO2 emission.
How an EPC Assessment is carried out?
An energy survey is performed by a qualified energy assessor.
Key areas are assessed including loft insulation, domestic boiler and heating systems efficiency, plus radiators, double-glazed windows etc.
The information is then fed into a computer software programme for analysis. It also identifies the best measures to improve a property’s energy performance, with estimated costs and savings.
Commercial EPCs
These are required for non-residential properties including shops, hotels, offices, shopping centres and industrial units.
The seller or landlord must commission an EPC, prior to the sale.
